Just recently I had a home for sale that had GREEN laminate counters. This picture is not of that house. It was a very old and dated green laminate, but to protect their privacy I haven’t used the actual photo.
What would you tell the seller to do?
Did they need to replace them or can the home be sold just the way it is?
What do you think the seller decided to do?
Let’s face it, everyone wants to live in a place that they are proud of. This is, even more, the case with younger buyers.
After showing hundreds of buyers homes. I can tell you that most buyers want granite countertops. In homes that have laminate countertops, the first thing that a buyer says is, “Oh, shoot it doesn’t have granite. ” If there is laminate in a home, then it needs to be in a pattern and color that looks like granite or be very neutral.
Things to consider before changing to granite or upgrading to the newest styles–
- Do you have the funds to make the change?
- Do you need to do more than just countertops? Are there other things about the property that would make the change not as valuable? Such as old and worn cabinetry or vinyl flooring.
- Are you prepared to change your sinks to be under-mount?
- What is the price range of your home? If it is under $300,000 there is a little more leeway with the condition of the home.
- Cost vs benefit. What are the benefits? Is it always about the bottom line? Is the benefit about having one less objection to the home? Is it about selling faster? Is it about appealing to a younger buyer? What are the benefits you are trying to achieve?
- If you have a chance to do this before you go to sell your home, it is better. Enjoy it for a few years. You won’t feel the pinch of the full expense right when you go to sell.
The seller decided that they couldn’t replace the kitchen countertops. We were able to secure a buyer, but it took a lot longer to sell and they needed to drop their price.
