When a Meth Test Changes a Real Estate Transaction
The phone call came right in the middle of the transaction.
The meth test results had just come back.
And the number was just over 1.0.
In Utah, that number matters. When a property tests above that threshold, the situation immediately changes. The property must be reported to the county health department and go through a full remediation process before it can be considered safe.
For my clients, that moment was unsettling.
They had found a home they loved.
They were ready to move forward.

We brought in MethMob, a company that specializes in remediation. They tested, treated, and carefully decontaminated the property. It took a few weeks for the process to be completed and cleared through the health department.
That did mean the closing had to be pushed back slightly.
But safety matters more than speed.
During the process, we also took care of a few additional items to make sure the home was truly clean and ready for its new owners:
• The ductwork and furnace were professionally cleaned
• A ceiling fan was replaced
• The home was fully cleared after remediation
• A ceiling fan was replaced

By the end of the process, the property was safe, clean, and ready.
And my clients could move forward with confidence knowing they were walking into a healthy home.
