A move to a smaller home does not automatically mean the old house must be listed that week. The right timing depends on your parent’s finances, housing plan, health, and the costs of keeping the property
Compare the two households
List the mortgage or home equity loan, taxes, insurance, utilities, maintenance, and any new housing costs. A vacant home may need different insurance or routine checks. Ask the insurer and lender about their requirements.
Consider your parent’s wishes
If your parent can make decisions, involve them in the plan. Some families prefer to settle into the new home before sorting belongings. Others need proceeds from the sale to fund the move. If someone else will act, confirm their authority first.
Choose a workable sequence
You can move first and prepare the old home afterward, prepare and sell before moving, or coordinate both at once. A local pricing review can show what the home might bring as-is compared with a few focused improvements.
